ACC Chairperson

The Architectural Control Committee (ACC) is a group of six volunteers working under the direction of the Board of Directors to help maintain the integrity of the neighborhood.  The ACC helps educate residents of the guidelines and restrictions of our covenants and are partners to ensure the neighborhood is looking its best to maintain home values and curb appeal.

If you are planning to make any changes to the exterior of your home (including paint color or additions) or major landscaping changes, please contact the Architectural Control Committee PRIOR to beginning any work; the committee meets as needed to review request forms.  Please allow the committee at least 10 days to process your request and respond.  Failure to submit an ACC request form may result in an unnecessary fine.

Please remember that the ACC is here to help protect your investment.  If you observe a violation of our covenants and wish to see it addressed, please email hcbod@googlegroups.com with a dated photo of the violation.  Additionally, if you need assistance with yard work due to illness, please let us know.  Help us better serve you and the community! 

Parking and Unauthorized Vehicles

The ACC will enforce the illegal parking and unauthorized vehicles restrictions per the covenants.  Please refer to Section 9(f) for full explanation.  Violation may result in a fine of $25.00/day.  If you have a temporary situation, please contact the ACC to inform them of the situation. 

Parking in the street can create a potentially dangerous condition as motorists have to navigate around the parked vehicle while watching for playing children and oncoming traffic.  In addition, parking in the street could prevent an emergency vehicle from timely access to a home or person, so please exercise good judgment and do not park in the street unless absolutely necessary.  We understand that people have parties and guests over from time to time, but please be considerate of your neighbors and other motorist.   If the problem persists, a written notice will be placed on the vehicle and if the owner doesn’t comply the car will be towed at the owner’s expense.

Mailposts

Please take a moment to make sure your mailpost is in tip top shape.  If additional repair or replacement is needed, please contact the ACC for suggestions and regulations.  Also, please make sure you place a hook on the front part of the post, under the mailbox; this is needed to hang HOA or other community communications.  If you need a new mail post, please contact  Board of Directors at hcbod@googlegroups.com for specific information on sizes and construction.

Most Common Covenant Violations

* Boats, RV's and trailers may only be stored in garages.  Prior approval from the Board is required for any boat or RV on property overnight that is not in a garage.
* No parking on lawns is allowed at any time.
* No commercial vehicles or vehicles that suggest commercial use are allowed in the driveway.  If a commercial vehicle is used for a resident's employment, the vehicle must be stored in the garage.  Commercial vehicles are only allowed during business hours to conduct business at a residence.

Fines

Here is a list of the current fines that are in place:

$25.00/day for parking, abandoned personal property, signs, rubbish, trash and garbage violations outlined in Sections 9(f), 9(g), 9(h), and 9(i) of the Covenants, Conditions, and Restrictions ("CCRs").

$25.00/month for residential use, number of occupants, subdivision of lots and outbuildings, and pet violations outlined in Sections 9(a)(i), 9(a)(ii), 9(b) and 9(e) of the CCRs.

$25.00/month maintenance responsibility and architectural standards violation as defined in Sections 7 and 8 of the CCRs.

After three (3) consecutive months of non-compliance, ACC fines double.
